Some times in a hot real estate market it is difficult to get a home inspection. In this case some times we can do a walk through inspection. Typically we will only have 30 minutes as this is considered a second viewing of the property. In this short time I will cover as much as I can, focusing on looking at the foundation, checking the basement for signs of moisture intrusion, examining the roof if it is not snow covered, checking a sample of electrical outlets. In this type of inspection you will not receive a report so you will need make a list as we go. This inspection is not as detailed as a proper full home inspection and I would never recommend this type of inspection unless there is no other option.
Four-Point Inspection/Walk through inspection
A four point inspection focuses on the roof, foundation, electrical roofing, electrical, plumbing and HVAC. This specific inspection is sometimes requested by homeowners insurance companies before someone can renew or be eligible for their desired coverage plan
